The plans have been amended on the planning portal to say;
Demolition of existing buildings and redevelopment of the site to provide residential units, together with associated landscaping, amenity space, bin store, parking and relocation of existing access from Allum Lane.

Objections to this proposed development:
1 Green Belt
- The proposal to build on Green Belt land is not compliant with the NPPF which mandates that Very Special Circumstance need to apply, and they are clearly not present in this instance.
- The existing buildings are for stabling etc, however, page 4 of the pre application planning advice refers to the need for a stable on land outside the red line of the site and that there might be an application for a new stable building. This would leave an even bigger footprint in the Green Belt.
- Recreation is considered an appropriate use of the Green Belt but only within acceptable boundaries.
- Irreversible damage to the environment, the flora and fauna on the site and the ecosystem in the area.
- The open aspect and views across the fields would be lost forever. On page 2 of the pre application planning advice there is reference to the views of the site from the public right of way. This footpath is widely used to walk to Elstree village where views over the fields are much appreciated.
- Coalescence of settlements between Elstree Village and Elstree and Borehamwood.
- Elstree Village is a Conservation Area.
- The copse at Allum Lane corner gives a rural feel and is protected.
2 Traffic
- Widened access onto Allum Land would cause increased traffic onto this already very congested and problematic road.
- Access onto Elstree Hill North would cause increased traffic onto this already very congested and problematic road.
- Both roads become gridlocked at peak times. If closures or issues occur on Barnet Lane, M25, A41, A1 Allum Lane becomes a route west putting additional pressure on Allum Lane and Elstree Hill North.
- Construction traffic would cause even greater disruption to these roads.
- Currently the stables bring minimal traffic in and out of Allum Lane.
- The distance of these facilities from schools, recreational facilities and shops will increase traffic movements.
3 Flooding and Water
- Existing flooding problems in Allum Lane cause water and traffic problems.
- This area is prone to drainage issues.
- Building on this land will increase the flood issues.
- Affinity Water do not have the capacity to supply additional properties in this area.
4 Pollution
- Additional buildings and traffic will increase air pollution.
- Additional buildings and traffic will increase noise pollution.
- Additional buildings and traffic will increase light pollution.
5 Housing
- The proposed detached houses will not address the housing needs of the Town.
- The housing needs are for low-cost, high-density homes for local people.
- Any new developments should provide CIL payments to contribute to the costs of local facilities and infrastructure.
6 Other Developments in the Area
- This site should be considered in conjunction with other proposals for incursion into the Green Belt at Allum Lane Fields, for the pending application for a Care Community and on Cecil Horse Sanctuary at Elstree Crossroads, for the current proposed plans for a Senior Residences.
- Elstree Village is a Preservation area which should be protected.

- Don’t meet housing needs
- Loss of stables, a recreational facility
- Drainage issues on the site
- Exacerbating existing traffic congestion issues in this area
- Affinity Water cannot supply additional properties.
